David J. Loo
Managing Partner
Mr. Loo is a founding member of Hudson Realty Capital and a member of the Investment Committee. Mr. Loo oversees the firm's real estate investment activity and portfolio management. Additional responsibilities include developing and maintaining Hudson's capital relationships as well as the firms strategic direction. Prior to founding Hudson Realty Capital, Mr. Loo was a Managing Director at CSFB where he co-formed the Portfolio Bids Group, which invested in and managed commercial mortgage debt and real estate equity investments. During Mr. Loo's tenure, the Portfolio Bids Group acquired and managed over $3 billion of real estate assets. Mr. Loo was also a member of CSFB's Real Estate Investment Committee. Prior to co-forming the Portfolio Bids Group, Mr. Loo served as CSFB's primary commercial mortgage whole loan trader and was an original member of the Praedium Recovery Funds. Before joining CSFB in 1992, Mr. Loo was a Consulting Manager for Kenneth Leventhal & Co. where he specialized in portfolio evaluations, debtor workouts and commercial mortgage due diligence. Mr. Loo received his M.B.A. from the Wharton School at the University of Pennsylvania and his B.A. from Wesleyan University.
Richard A. Ortiz
Managing Partner
Mr. Ortiz is a founding member of Hudson Realty Capital and a member of the Investment Committee. Mr. Ortiz oversees the firm's real estate investment activity and portfolio management. Mr. Ortiz's primary responsibilities are in real estate valuation and acquisition analysis, ensuring that the firm's portfolio continues to be high-performing. Prior to co-founding Newbridge and Hudson Realty Capital, Mr. Ortiz was a Director at CSFB, where he co-managed the Portfolio Bids Group which invested in and managed commercial mortgage debt and real estate equity investments. During Mr. Ortiz's tenure, the Portfolio Bids Group acquired and managed over $3 billion of real estate assets. Before joining CSFB in 1994, Mr. Ortiz was a Vice President at Kidder, Peabody & Co., where he managed the issuance of several REIT IPO and CMBS offerings. Previously, as a Senior Consultant for Kenneth Leventhal & Co., Mr. Ortiz specialized in real estate valuations, acquisition analysis, debt restructuring and bankruptcy advisories. Mr. Ortiz received his M.B.A. from the Stern School of Business at New York University and received his B.S. from the University of Connecticut.
Perry Freitas
Managing Partner
Mr. Freitas joined Hudson Realty Capital at its formation, rising from an analyst in the Asset Management group to his current role as Managing Director for Loan Origination. Mr. Freitas is responsible for sourcing lending opportunities for Hudson, and conducting due diligence to determine the viability and profitability of investment opportunities. He works closely with Hudson's principals and legal counsel to structure debt investments and co-lending agreements in order to maximize returns and minimize risks. Mr. Freitas is also responsible for the development of financial models for Hudson's most complex investments, including multi-phase land developments and large portfolios or properties with multiple potential exit strategies. Prior to joining Hudson Realty Capital, Mr. Freitas was an Analyst at SWH Funding Corp., where he assisted in the structuring, funding and closing of all SWH loans. Mr. Freitas received his B.S. from Marist College.
Joseph Morningstar
Managing Director
Mr. Morningstar joined Hudson Realty Capital in July 2011 as a Managing Director. With 30 plus years of experience in real estate investment banking as an advisor and transaction agent, Mr. Morningstar has executed real estate and note sales, financings, recapitalizations and advisory assignments throughout the U.S. on behalf of institutional, entrepreneurial and eleemosynary clients. Most recently, as a Partner at Holliday Fenoglio Fowler, he was responsible for over $8.0 billion of real estate and note sales, equity/debt financings and recapitalizations for office, residential, retail, hotel, land and large-scale development projects throughout the U.S. In 1991, Mr. Morningstar co-founded Rockwood Realty Associates, where he provided advisory and transactional services on over $4.0 billion of real estate and real estate related corporate transactions. Prior to that, he was Vice President of afa Asset Services, a fiduciary for real estate and venture capital investments on behalf of high net worth European investors. He began his career as a Project Manager at 42nd Street Development Corporation where he worked on the Ford Foundation-sponsored proposal for the Times Square Redevelopment Plan. Mr. Morningstar holds a B.A. from Wesleyan University.
Maryann Rossignol
Director
Ms. Rossignol joined Hudson Realty Capital in February 2004. As a Director, Ms. Rossignol is responsible for performing asset management and debt serving responsibilities, and establishing the structure and procedures for the Asset Management group. Currently a Director, Ms. Rossignol ensures that Hudson Realty Capital's investment goals are met through close monitoring of investment performance, and through active engagement in implementing solutions for challenging assets. Previously, she was a Senior Financial Analyst at Compaq Financial Services, where she structured, negotiated and underwrote multi-million dollar leases and debt transactions. Prior to Compaq, Ms. Rossignol worked at Credit Lyonnais Bank in several capacities, including Assistant Vice President of Real Estate Finance. Ms. Rossignol received her B.B.A. from the College of William & Mary.
Andrew Bloom
General Counsel and Chief Compliance Officer
Mr. Bloom joined Hudson Realty Capital in June 2006. As General Counsel, Mr. Bloom is responsible for supervising all of Hudson Realty Capital's legal activities, including ensuring that all transactions are structured and documented appropriately, with particular attention to business objectives. In addition, Mr. Bloom works closely with Hudson Realty Capital's asset managers to ensure that all investments perform in accordance with their governing legal documents, and in determining and pursuing legal strategies to achieve business objectives when required. Prior to joining Hudson Realty Capital, Mr. Bloom practiced for eight years in the real estate department of Sidley Austin LLP ("Sidley") in New York. At Sidley, Mr. Bloom represented real estate private equity funds, real estate investment trusts, developers and lenders on real property acquisitions and dispositions, joint ventures, mortgage and mezzanine loan originations and securitizations. During his tenure at Sidley, Mr. Bloom also supported the Real Estate Finance & Securitization Group at CSFB in the disposition of real estate assets, loan originations, and mortgage loan acquisitions and sales. He received his J.D. from Fordham University School of Law and his B.A., with honors, from the University of Albany.
Paul Griffin
Managing Director
Mr. Griffin has been working with Hudson Realty Capital since June 2003 and joined Hudson Realty Capital in July 2007. As a Managing Director, Mr. Griffin is Hudson's acting Chief Financial Officer, and he is also responsible for overseeing the underwriting and due diligence group at Hudson. Mr. Griffin specializes in analysis and financial modeling of complex investment structures. He is primarily responsible for the development of Hudson Realty Capital's proprietary financial model used to evaluate all investments. Prior to joining Hudson Realty Capital on a dedicated basis, Mr. Griffin had underwritten and performed due diligence on over $2.7 billion in debt and equity investments since 2000 while at Questor, encompassing a wide range of property types. Prior to his work with Questor, Mr. Griffin was a Manager of Tax Credit Investments with AIMCO, an investor in apartment communities across the United States, where Mr. Griffin underwrote LIHTC transactions and administered asset management contracts on 9,600 apartment units. Previous to AIMCO, Mr. Griffin was the Director of Asset Management for The Artery Organization, an investor in multi-family properties. Mr. Griffin received his B.S. in Accounting from Columbia Union College, and he is a member of the National Association of Home Builders.
Lorena Zuniga
Staff Accountant
Ms. Zuniga joined Hudson Realty Capital in June of 2016. As Staff Accountant, Ms. Zuniga is responsible for bookkeeping and the reconciling financial statements for Hudson Realty Capital's operating entities. Ms. Zuniga has over 10 years' experience in financial accounting. Prior to joining Hudson Realty Capital, Ms. Zuniga was the full charge bookkeeper for a financial advisor as well as a Staff Accountant for an investment fund. Ms. Zuniga received her BA in accounting from Queens College.
Bethany Roma
Operations Manager
Ms. Roma has been working with Hudson Realty Capital since June 2003 and joined Hudson Realty Capital in July 2007. In her role with Hudson, Ms. Roma is responsible for all aspects of human resources including hiring and benefits administration, strategic planning for company staffing needs and systems development to ensure efficiency. Ms. Roma also works closely with the Chief Compliance Officer to implement Hudson's compliance program. Prior to joining Hudson Realty Capital Ms. Roma was Operations Manager for a real estate consulting firm which was acquired by Hudson. Previous positions include an underwriter for a residential mortgage firm, as well as a lead administrator for a local real estate developer. Ms. Roma attended the University of Southern Maine.
Ilana Handler
Controller
Ms. Handler joined Hudson Realty Capital in September 2019. In her role as Controller, she is responsible for overseeing tax compliance and audits. Ms. Handler also manages third party accounting staff and reviews and approves monthly financial reports as well as supervises in-house accounting activities. Prior experience includes Assistant Controller for HUBBNYC Properties and Accountant at Rothstein Kass. Ms. Handler received her BA in Accounting and Finance from Muhlenberg College. She holds a CPA designation.
